Newpark REIT's (JSE:NRL) investors will be pleased with their respectable 38% return over the last five years

Ideally, your overall portfolio should beat the market average. A talented investor can beat the market with a diversified portfolio, but even then, some stocks will under-perform. The Newpark REIT Limited (JSE:NRL) stock price is down 24% over five years, but the total shareholder return is 38% once you include the dividend. And that total return actually beats the market decline of 11%.

We note that for Newpark REIT the TSR over the last 5 years was 38%, which is better than the share price return mentioned above. And there's no prize for guessing that the dividend payments largely explain the divergence!

It's good to see that Newpark REIT has rewarded shareholders with a total shareholder return of 28% in the last twelve months. Of course, that includes the dividend.
