A six-story, 86-unit apartment building is being proposed for Walker's Point — the latest in a series of similar neighborhood projects.

The development, known as VIA, is planned for 1000-1010 S. Fifth St. by New Land Enterprises LLC, according to a new filing with the Milwaukee Board of Zoning Appeals.

The $13 million building would include around 1,900 square feet of street-level commercial space.

It would replace a two-story industrial building that would be demolished.

VIA's amenities would include 79 indoor parking spaces on the first two floors, a fitness center and indoor bike storage.

The proposed apartments, at the southeast corner of South Fifth and West Mineral streets, are just across Mineral Street from New Land's Element Apartments.

Element, a six-story, 66-unit development at 924 S. Fifth St., opened in early May and is already fully leased, said Tim Gokhman, New Land managing director.

Element was built after the zoning board approved variances to allow for a taller building with more density at the site than allowed by its current zoning.

New Land is seeking similar variances for VIA.

VIA, like Element, would have a size "consistent with the neighborhood scale for corner buildings on main streets," Gokhman told the Milwaukee Journal Sentinel.

"When corners are built like this, neighborhoods thrive, businesses are supported, and traffic slows down," he said.

The firm's other neighborhood apartment buildings include Trio, three buildings based at 124 W. Washington St., and Quartet, 211 W. Mineral St. — which is now managed by Harmoniq Residential.

Also nearby is the six-story, 144-unit Taxco Apartments, which Mandel Group Inc. is developing at 625 S. Fifth St. Its first residents are to move in later this year.

Taxco, Element and VIA are all on a stretch of South Fifth Street, between West Virginia and West Scott streets, that was reconstructed in 2016.

That street project included wider sidewalks and bike racks — which have helped such developments as Fuel Cafe, 630 S. Fifth St.; MobCraft's brewery and tap room, 505 S. Fifth St., and the redevelopment of Milwaukee Ballet Co.'s former headquarters, 504 W. National Ave.
